Who's actually eligible
VA loans are available to eligible veterans, active-duty service members, and certain surviving spouses. Eligibility depends on your service history, so the honest first step is always just asking. Don't assume you don't qualify. Let's check.
The headline benefit: 0% down
This is the one people already know, and it's a genuinely big deal. Eligible borrowers can buy a home with 0% down. No years of saving up a big down payment first. If you've served, this is one of the most valuable benefits available to you in the entire mortgage world, and I always encourage veterans to actually use it instead of assuming a conventional loan is their only path.
It's not just the down payment
VA loans also tend to come with flexibility that conventional loans don't offer in the same way, which is part of why this program exists in the first place: to make homeownership genuinely accessible for the people who've served. If you've been told no somewhere else on a conventional loan, it's worth having a real conversation about whether VA is a better fit for your situation.
Already have a VA loan? Meet the IRRRL
If you already own a home with a VA loan, there's a refinance option built specifically for you called the VA IRRRL, which stands for Interest Rate Reduction Refinance Loan. People just call it the VA streamline refinance. It's designed to be a lighter, faster process than a typical refinance, since you've already gone through full VA underwriting once.
I love this program because it respects that you've already done the hard part. The IRRRL exists to make it easier to adjust your loan down the road without redoing everything from scratch.
What I'd tell you if you're just starting to look
Get pre-approved before you start touring homes, so you know exactly what you're working with. And don't be shy about asking questions. Veterans are sometimes the most hesitant to ask for help, and this benefit exists precisely because you've already given so much. Let us do the legwork of explaining it.
